Reading the number

These ranges cover installed work: framing, footings, the decking surface, guards, fasteners and hardware, and the labour to put it together. They do not cover landscaping put back beyond rough grade, electrical work, a hot tub and the structure to carry it, or permit fees, which vary by jurisdiction and by the value of the contract.

The single biggest lever after material is height. A deck a step down from the door needs short posts, little bracing, minimal guard, and two or three treads. The same deck a full storey up needs long braced posts, guard down every open edge, and a full flight of stairs with a landing, and it can cost half as much again for exactly the same square footage.

A roof is not an add-on, it is a second structure. It brings dead load and wind uplift down through the deck framing into the footings, which means larger footings and a continuous run of connections, and it usually involves a tie-in to the existing house roof. That is why the number moves so sharply when the box is ticked.
