Screened Porches and Covered Decks in Gainesville

In north central Florida the covered deck is not a luxury version of a deck, it is often the version that gets used. Two things drive it. The sun is direct and hot for most of the year, which means an open deck facing west is unusable for the best part of the afternoon between spring and autumn. Screen enclosures bring their own considerations around framing, kickplates at the base, and doors that close and latch reliably rather than after a shove.

Is a covered deck worth it in Gainesville?

For most houses, yes, and the reason is calendar arithmetic rather than comfort. Summer afternoons here bring frequent thunderstorms and direct sun that makes an unshaded west-facing deck unpleasant for hours at a time. A roof over even part of the deck converts those hours into usable ones and protects the furniture the rest of the year. The usual pattern that works well is a covered section next to the house for the table and an open section beyond it for sun when people want it.

Does a screened porch need a permit?

Adding a roofed or screened structure is more than a surface change, so yes, this is permitted work. City addresses go through the City of Gainesville Building Division and addresses in unincorporated parts of the county go through Alachua County Growth Management. Because there is a roof involved, plan review is a real part of the process rather than a formality, and the structural connections are exactly what an inspector will want to see before it is closed in.

What screen should I use?

Standard fibreglass mesh is the default and it is fine for most porches. Heavier pet-resistant mesh is worth it at the lower panels where a dog or cat will push against it, and some people run it only on those panels rather than the whole enclosure. Solar screen cuts a portion of the heat and light coming through and is worth considering on a west-facing wall, at the cost of some view. The framing and the door hardware matter more to how the room feels day to day than the mesh does.

Can a roof be added to a deck I already have?

Only if the existing structure can carry it, and that has to be established before anything is designed. A deck built to support people and furniture was not necessarily built to support a roof, uplift on that roof, and the extra post loads that come with it. The check covers footing size, post size and spacing, beam capacity, and the condition of everything at grade. Sometimes the answer is yes with additional footings and posts; sometimes the honest answer is that rebuilding the frame costs less than reinforcing it.

Will a screen room keep mosquitoes out?

A properly built one does, and the failures are always at the edges rather than the mesh. The gaps that matter are around the door, at the kickplate, where the screen frame meets the house wall, and at the roof line. This is worth caring about here: Alachua County has a lot of wetland and hammock ground, and an enclosure that is ninety percent sealed is an enclosure that does not work on a summer evening.
