Newberry lies about eighteen miles west of Gainesville along the State Road 26 corridor, and it has picked up a large amount of new residential building on ground that was farmland not long ago.
The dominant condition in Newberry is new construction on open ground, and that produces a specific set of deck questions. Almost everything is slab-on-grade, so the ledger conversation is usually short and the answer is often a freestanding structure. Lots are cleared and level, which makes the framing straightforward. And there is very little mature shade, which makes the sun the single biggest factor in whether the finished deck gets used.
That shade question deserves real attention here rather than a shrug. A west-facing open deck on a treeless lot is uncomfortable for the best part of a summer afternoon, and the two things that change it are a roof over part of it and a lighter decking colour. Dark composite in full unshaded sun gets hot enough that people stop walking on it barefoot, and on a Newberry lot with nothing overhead that is a predictable outcome rather than a risk.
The other new-construction issue is what is under the yard. Recently developed ground carries buried debris from clearing, decayed roots and stumps, and backfill around utility runs, and all three are things a footing can settle into. Alachua County lists exactly those as common causes of subsidence around houses. On a lot that was cleared within the last few years, footings are dug until they reach undisturbed bearing rather than to whatever depth the first hole happened to reach.
Because so much of this housing is recent, warranties and manufacturer requirements are worth handling properly. Composite boards have specified joist spacings and gapping, and a deck built outside them is a deck with a warranty claim that will not be honoured. On a newly built house that detail matters more, not less.
