Deck building in Gainesville, start to finish

What a deck project involves in Alachua County, from the first sketch through to the last board, and why the answers here differ from the ones you would get anywhere with a frost line and a dry summer.

A deck is a small building. It has footings, posts, beams, joists, a floor, and often a guard and a stair, and every one of those has to be sized and connected for the load above it. What makes a deck in north central Florida a different problem from a deck in Ohio is not the carpentry, which is broadly the same, but everything the structure has to survive once it is finished: direct sun for most of the year, a thunderstorm on most summer afternoons, humidity that keeps shaded surfaces damp, subterranean termites in every county in the state, and sandy soil over limestone that sometimes has nothing useful for a footing to bear on.

This guide runs through the whole project in the order it happens. If you only read one section, read the one on footings and the one on ledgers, because those two decide how long the deck lasts and neither is visible once the boards are down.

Start with the yard, not the deck

The single most common regret with a deck in this part of Florida is building it in the wrong place. A deck facing west with nothing overhead is uncomfortable from about two in the afternoon until well into the evening for a large part of the year. People build it, use it twice, and then leave it to the furniture.

So the design starts with a walk round the yard at the time of day you want to sit outside. Where does the shade fall at four? Is there an existing tree that could be built around rather than removed? Which door does the deck serve, and does the path from the kitchen to the grill cross the seating area? How does the ground fall away, and where does the water go after a summer storm?

Size comes from furniture rather than from square footage. A table with chairs that pull out needs a clear zone of roughly twelve feet across before it stops feeling cramped. A grill wants its own corner off the traffic line. Loungers need less depth than people expect. Most family decks land somewhere between 250 and 450 square feet, and a deck that overshoots the shade line is a deck that gets used for two hours a day in summer.

Attached or freestanding

An attached deck hangs one edge off a ledger bolted to the house. It is the normal approach, it saves a beam line and a row of posts, and done properly it is completely reliable. Done improperly it is the most expensive failure available on a deck, because water gets behind the ledger and rots the band joist inside the wall where nobody can see it.

A freestanding deck carries its own load on its own posts next to the house and never penetrates the wall. It costs a little more in framing. On a slab-on-grade house there is often no band joist at deck height to bolt into at all, which describes a large share of newer housing in Newberry, Jonesville, and the subdivisions around Alachua, so freestanding is frequently the better structure rather than the fallback.

The two details that decide how long a deck lasts are both invisible once the boards are down: flashing tucked behind the wall covering above the ledger, and a footing that reaches soil capable of carrying the post.

Footings, and why depth varies across one yard

There is no frost line in Florida, so the familiar northern rule about digging below frost depth simply does not apply. What governs instead is finding material that will carry the post.

Alachua County's environmental protection department, writing about ground subsidence around houses, lists causes that have nothing to do with sinkholes and everything to do with deck footings: decay of land-clearing debris buried when a structure was built, decay of tree stumps and large roots, poor compaction of soil around utility lines, and cracked stormwater piping carrying soil away with the runoff. A footing sitting on any of those is a post that will settle, and it will settle years after the deck was signed off.

The practical consequence is that a hole gets dug until it reaches undisturbed material, and that depth is not the same across a lot. On a recently cleared subdivision lot it can vary a lot. A contractor who tells you every footing will be the same depth before digging any of them is describing a hope rather than a method.

The wider geology is worth knowing about even though it rarely changes a deck. Alachua County sits on karst, sand over limestone. The county records that sinkholes form most commonly in the western and central parts of the county where limestone is exposed or covered by less than about twenty-five feet of permeable sand, and are less common in eastern Alachua County where clay-containing material can exceed a hundred feet in thickness. A deck spreads a modest load over many footings, so this is context rather than cause for concern, but it is a reason to take seriously any part of a property that has newly started pooling water or slumping.

The ledger and the flashing

If the deck is attached, this is where the money is. The ledger is bolted through the wall sheathing into the band joist with fasteners sized and spaced for the load the deck puts on that edge, and metal flashing is fitted above it and tucked up behind the wall covering, so water running down the wall passes over the ledger instead of behind it.

In a climate with a thunderstorm most summer afternoons for a third of the year, an unflashed ledger delivers water into that joint dozens of times a season. The wood behind it stays damp, decay fungi move in, and the first visible symptom arrives years later as staining on the wall or soft trim at the deck edge. By then the repair is inside the house wall rather than on the deck.

Framing material and treatment rating

Preservative-treated lumber is sold in use categories, and the distinction that matters is between material rated for above-ground use and material rated for ground contact. Posts, anything set in or close to the soil, and stair stringers that touch the ground all need the ground contact rating. Using the lighter material at grade to save money is the single most common reason a Florida deck frame is soft at the base after eight years while the boards on top still look fine.

Two related details separate a careful frame from a fast one. Cut ends of treated lumber expose untreated wood in the middle of a treated board and should be field-treated with preservative before installation. And the copper in modern treatment chemistry corrodes plain steel, so fasteners, hangers, and connectors need to be hot-dip galvanised or stainless. Choosing a surface

Five materials cover almost all of it: pressure-treated southern yellow pine, cedar, capped composite, PVC, and tropical hardwood. In this climate the two questions that separate them are how much maintenance you want and how hot the surface gets.

Composite and PVC remove the stain-and-seal cycle entirely and do not feed decay fungi, which in a humid climate is a real advantage. Their weakness here is heat: dark boards in full unshaded sun get hot enough that people stop walking on them barefoot, so color is a performance decision on an open lot rather than a taste one. Wood costs less to build and needs cleaning and re-coating on a shorter rhythm than the tin suggests, because sun and moisture are both working on the finish at once.

Shade, roofs, and screen

In Alachua County a covered structure is often the version that gets used, for two reasons that compound. The sun makes an open west-facing deck unpleasant for hours at a time, and the summer wet season takes a good share of the afternoons the deck was built for. Add mosquitoes in a county with plenty of wetland and hammock ground, and a screened structure becomes the difference between furniture that gets sat on and furniture that gets rained on.

Structurally, a roof is a second building rather than an accessory. It brings dead load and wind uplift down through the deck framing into the footings, which means larger footings and a continuous run of connections from rafter to beam to post to footing. The uplift is the part that catches people out. A low open deck gives wind almost nothing to work with, but a roof over it is a surface air can get under, and what holds it down is the chain of connections rather than the weight of the roof. The order the work happens in

Knowing the sequence makes a build much easier to live with, because you can see what stage the work is at and what is coming next. A deck goes up in roughly this order, and each stage has to be finished before the one after it starts.

  1. Layout and locating the holes. The footprint is set out on the ground, the post positions are marked off the house, and the utility locate happens before anything is dug. Getting the layout square at this point is what keeps every later stage from fighting itself.
  2. Footings. Holes are dug until they reach material that will carry a post, which is why depth varies across one yard, and the concrete goes in. This is the stage with the most unknowns in it.
  3. Ledger and flashing, or the second beam line. On an attached deck the wall gets opened up enough to see what the ledger is bolting into, the bolts go in, and the flashing is fitted before anything covers it. On a freestanding deck this stage is an extra row of posts and a beam instead.
  4. Posts, beams, joists. The frame goes together from the footings up, with the hangers and connectors fully fastened rather than tacked. Bracing goes in on a tall deck at this point, not later.
  5. Decking. Boards go down over a frame that is finished, because once they are on, the frame is out of reach without pulling them up again.
  6. Stairs and guards. Stringers, treads, guard posts and infill. Guards are the safety-critical part and the part most often built loose, so this stage deserves more attention than it usually gets.
  7. Clean up and walkthrough. You walk the finished deck with the builder and list anything that needs putting right. That list is what the final payment is normally held against.

The stage worth paying attention to as a homeowner is the frame, because it is the last point at which anything underneath the deck can be looked at without dismantling something. Walking it before the boards go down, and taking a few photographs while you are there, costs nothing and is the only record you will ever have of what is holding your deck up.

Timing and the wet season

The build itself is typically a week or two of site time for a straightforward single-level deck, longer with stairs, a roof, or screening. The calendar around it is what stretches: design, material selection and lead time, then the weather. Between June and September afternoon storms arrive on a near-daily rhythm, and framing days get planned around them rather than through them. Most projects run a few weeks from a signed quote to a finished deck.

If the deck is wood and you want it finished, the drier part of the year is a much better window for the coating work, because a finish needs the wood dry through and needs to cure without being rained on.

What it costs

Material sets the bracket. Installed pressure-treated pine generally runs somewhere around twenty to forty-five dollars a square foot, cedar higher, capped composite and PVC higher again, and tropical hardwood highest of all, with the framing included in those figures. Height off the ground is the biggest lever after material, because it drives post length, bracing, guard length, and stair treads. A roof or a screen enclosure is a separate and substantial number on top.

Looking after it

Whichever surface you choose, this climate asks something of it. Wood needs cleaning and re-coating on a shorter cycle than a dry climate would demand. Composite needs washing, particularly in shaded spots where algae builds up. Both need the gaps between boards kept clear, because debris packed into a gap holds moisture against the wood underneath it all year.
