Deck builders in Alachua

Two very different deck jobs come out of Alachua. The older streets near the town center carry houses with real elevation off the ground, generous shade, and outdoor space that was originally a porch rather than a deck. Work there is usually about replacing something that has been there a long time, and the first question is always what the existing structure was fixed to and whether that connection was ever flashed. Houses of that age often gained a deck at some point in the last few decades, bolted to a wall that was never detailed for it, and the band joist behind that ledger is where the story usually is.

The newer subdivisions are the opposite problem. Slab-on-grade construction dominates, which means there is no band joist to bolt a ledger into and a freestanding structure is frequently the better answer rather than the fallback. Sitting a deck on its own posts and beams next to a slab house avoids cutting into the wall entirely, and on a slab house it usually also solves the step-down question, because the finished floor is close to grade and the deck can be built low and wide instead of high and narrow.

Ground conditions matter more than the flat map suggests. Land that was cleared for building carries the legacy of that clearing, and Alachua County notes that subsidence around houses is commonly caused by things like buried land-clearing debris, decayed stumps and roots, and poorly compacted soil around utility lines. On a recently developed lot, a deck footing that happens to land in an old stump hole will settle no matter how good the framing above it is, which is why holes get dug to undisturbed material rather than to a number.

Shade is the other design driver up here. Lots on the edges of town often still have mature oaks and pines on them, and building around a tree rather than removing it produces a far better deck. It does mean settling the tree question at the sketch stage, because framing around a trunk moves beam lines and post positions, and a deck laid out on a clean grid and then adjusted on site tends to end up with a post somewhere nobody wants one.
