Older Gainesville Houses Change What a Deck Can Be
Raised floors and older wall assemblies make historic Gainesville a different deck market from the subdivisions west of town, and a more interesting one.
Service Area
Williston is about twenty-five miles southwest of Gainesville in Levy County, a small city on the edge of the karst country that runs through this part of Florida.
Williston is close enough to Gainesville to be a comfortable trip and different enough to be worth describing on its own terms. It is smaller, more open, and more rural, with older housing in town and larger parcels around it. Deck projects here skew toward substantial single-level structures with room to spread out rather than tight urban platforms, and there is generally somewhere sensible to put stairs.
This is limestone country, which is what the whole area is known for, and it is worth digging footings with that in mind. A deck is a light structure spread across many posts, so this is not a reason for concern; it is a reason to excavate honestly and to pay attention if a hole behaves unusually or if a spot on a property has begun holding water where it never did before.
Sun exposure is the practical design issue on open rural lots. Without canopy, an unshaded deck in July is used at breakfast and after dinner and not much in between. A roofed or screened section, or at minimum a properly oriented pergola with the rafters running across the afternoon sun, is what converts it into something used all day.
Because Williston is outside Alachua County, permits are handled by the relevant Levy County office rather than the City of Gainesville or Alachua County Growth Management. Confirming that at the outset avoids the most avoidable delay in the whole process.
A new deck designed for the yard it sits in, framed to the residential code and set on footings that reach undisturbed ground
Capped composite and PVC boards over a code-framed structure, chosen for how they behave in full north Florida sun
Southern yellow pine, cedar, and tropical hardwood decks built with the treatment rating matched to where each piece sits
Roofs, screen rooms, and screened enclosures over a deck, which is what turns an outdoor space into one you use in July
Soft boards, rotted joist ends, loose ledgers, and failed post bases repaired after somebody has worked out why they failed
Stripping, cleaning, and re-coating a wood deck properly, on the shorter cycle this climate demands
Pergolas, arbours, and louvred covers that put shade over part of a deck without closing it in
Resources
Raised floors and older wall assemblies make historic Gainesville a different deck market from the subdivisions west of town, and a more interesting one.
Surface temperature, slip resistance and constant wet-dry cycling make a pool deck a different specification, even when the material looks identical.
Four places to look and one tool to use. Guards, the ledger line, post bases and stairs account for nearly every serious defect found on an older deck.
