Decking materials for north Florida

Five surfaces, compared on the four things this climate tests: how hot they get, how they handle constant moisture, whether decay and insects can touch them, and how much of your time they want back.

Most decking comparisons are written nationally and rank materials on cost and looks. In Alachua County two other properties matter more. Surface temperature, because a dark board in unshaded sun in July is unpleasant underfoot. And moisture behaviour, because a deck here is wet on most summer afternoons and, if it is shaded, does not fully dry out between storms.

Pressure-treated southern yellow pine

The default, and for good reason. It is inexpensive, strong, available everywhere in this region, and the preservative treatment is specifically intended to resist decay fungi and insect attack, which in a state where native subterranean termites occur everywhere is not a small thing.

Its weaknesses are all about movement and maintenance. Freshly treated pine carries a lot of moisture and moves as it dries, so boards want to be fastened well and left to settle before any finish goes on. It splinters as it ages. And in this climate it needs cleaning and re-coating on a shorter cycle than the product label assumes, because sun and humidity work on the finish simultaneously.

Treatment rating is where the real decisions are. Above-ground rated material is correct for joists and decking; ground contact rated material is required for posts, anything near the soil, and stair stringers touching the ground. Getting that wrong at grade is the most common reason a Florida frame goes soft at the base.

Cedar

More dimensionally stable than treated pine, so it moves less and stays flatter. It takes a finish well and looks better doing it. It costs more, and it is not naturally suited to soil contact, so posts and anything at grade are generally still treated material even on a cedar deck.

Cedar earns its money on a walked-on, looked-at surface where people spend real time. On a large plain rectangle mostly covered by furniture it is harder to justify. Like any wood it still needs a maintenance cycle here.

Capped composite

Wood flour bound in polymer with a hard cap on the outside. The cap is the working part: it is what resists staining, fading, and moisture ingress, and it is the reason capped products behave so much better than the uncapped composites of twenty years ago.

In this climate the advantages are substantial. There is nothing in a capped board for decay fungi to feed on, it does not splinter, and the stain-and-seal cycle disappears. The disadvantage is heat. Dark composite in full unshaded sun gets hot, and no brand escapes that. Colour selection is therefore a performance decision here: lighter tones make a real, noticeable difference on an open lot.

A composite deck is only as good as the frame under it and the instructions it was installed to. Joist spacing has to suit the specific board, including the tighter spacing most manufacturers require for a diagonal pattern, expansion gaps have to be set for the temperature at installation, and hidden fasteners have to be the system that board was designed around. Most composite failures are installation failures.

PVC

No wood content at all, so there is nothing in the board for fungi to feed on anywhere, cap or core. It is lighter than composite, tends to run slightly cooler than a comparable dark composite, and generally costs more. Some people find it reads less like timber than a good capped composite does, which is a matter of taste rather than performance.

In a humid climate with algae pressure on shaded surfaces, the absence of any organic content is a genuine advantage rather than a marketing point.

Tropical hardwood

Ipe and similar species are dense enough to be hard on tools, which means pre-drilling nearly every fastener and getting through saw blades. That labour is why they cost what they do, on top of already expensive material. In return they are extremely durable and perform very well in a climate like this one.

Left unfinished they weather to a silver-grey. Kept oiled they hold a deep brown, which is another maintenance cycle to accept. The reason they are uncommon on ordinary Gainesville decks is simply the number on the quote.

How the lot changes the answer

On an open, treeless, west-facing lot, the sort common in Newberry and Jonesville, surface temperature dominates. Lighter composite or PVC, or wood, or shade over the deck. Dark composite on that lot is a decision people regret in July.

Under mature canopy, the sort common in the Duckpond, out toward Millhopper, or around Micanopy, temperature stops mattering and moisture takes over. Shaded boards dry slowly and grow algae, which is a grip issue as much as an appearance one. Here the argument for composite or PVC is about not fighting algae on a wood surface that never fully dries, and the detailing that matters is clear gaps between boards and airflow under the framing.

The frame is the same either way

Whichever surface you choose, what holds it up is treated lumber built to the residential code, with ground contact rated material where it belongs and corrosion-rated fasteners throughout. A twenty-five year board on a frame with ten years left in it is a deck with two different lifespans, and only one of them is written on the warranty.
